  Step 1 - Find The "Needle In The Haystack:" Hunt down diamond in the rough High Motivated Sellers / Distressed Properties. Throw away the rest
  Step 2 - Underwrite & Haggle With The Seller For A Deep Discount: Convince the seller to accept a low-ball price that's at or below your maximum allowable offer
  Step 3 - Play the "Song & Dance" of Being A Partner: Enter into an assignment contract with the seller and play the part as a "partner" of the end buyer.
  Step 4 - Try To Find A Cash Buyer: Send emails, post online, blast texts, drop ringless voicemails, and pound the pavement in hopes of finding someone with cash to buy the property
  Step 5 - Haggle With Cash Buyers: Play the game of tug-of-war, as they push for steep discounts while you're trying to preserve a reasonable profit margin
  Step 6 - Find An "Investor Friendly" Title Company: Find a reputable title company who can properly process the deal
  Step 7 - Hope The Cash Funds Come Through And Close The Deal
  Step 8 - Start over
The Wholesaling Circle Of Doom not only sucked, but kept me stuck for years - forcing me to throw away thousands of leads, drop contracts, and lower profit margins while working my ass off.

But before you do.

I’d like to introduce myself and tell you about how all this came to be.

My name’s Eric Brewer…

You probably haven’t heard that name before. That’s by design.

My life’s pretty good… I am fortunate to be regarded as Central Pennsylvania's real estate virtuoso, enjoying a thriving 17-year career and a beautiful family of five. 

As CEO of two successful companies, Brewer Method and Integrity First Home Buyers, I lead a team of over 35 dedicated individuals, and together we've completed more than 3,000 transactions and 1,500 novations.

But it's not just about the numbers. I’m driven by a passion for developing others and an insatiable appetite for exploring innovative business strategies.
As We Get To Know Each Other… You’ll find that I’m more a resilient problem-solver than a lucky individual - So Let’s Talk About Where I Was At In 2009
In 2009-2010, I was fixing and flipping non-stop. 

That was my business model. 

At that time, we were post-recession and the government introduced an FHA housing anti-flip waiver. 

This was huge at that time, because that meant there were no typical seasoning requirements that would otherwise cause us major headaches, and months and months of carrying costs. 

With this anti-flip waiver in play, it meant investors like me could scoop
up all of the bad inventory and foreclosures, renovate and re-sell them to FHA loan buyers—with NO wait.

At that point, I was doing 200 fix and flip deals per year and working towards business expansion. 

Life was good! Until it wasn’t.

Just two years later, that waiver disappeared and completely turned my business model on its head, leaving me scrambling. 

There’s a stupid myth out there... that traditional methods are the bedrock of success in real estate.

… Well, sometimes what's "traditional" doesn't cut it.

And if you want to stay a step ahead, traditional is often not the answer...

I know, because I tried my best.

I invested my heart and soul into doing it the "traditional" way.

I gave it everything I had.

It wasn’t enough.
I Ended Up With Less and Less Profit, And I Hated It…
I hated it because I was working harder than ever to make less.

There was no way my business would survive with the same model I was using. 

I had to find a way to do deals in a down market, if my business was going to survive. 

So I started looking for an alternative way out. 

I combed through every available resource until, a few months later, I found a glimmer of hope.

It wasn't from an online forum, a seminar, or a group of people. It was something born out of my own struggle, my own necessity.

I discovered "Novations," an age-old legal and business concept that's been around for centuries. 

The term is derived from the Latin word "novare," which means "to make new." It refers to the act of replacing an old obligation with a new one, typically involving a change of parties involved.

Using this legal loophole and the help of my trusted attorney, we crafted a unique Novations agreement specifically for real estate transactions.

This legal mechanism allows me to sell wholesale deals on the MLS
to retail buyers.

Let that sink in for 5 seconds.

my Novations Journey
I first started using novations was when I was buying homes at public auctions.

Before using Novations, there were so many deals that just didn’t make sense for my business model. 

I often couldn't make the numbers work, like what I was willing to pay to buy it—close on it, fix it up and resell it.

All I knew was there were plenty of amazing properties—properties that needed barely any work—left on the auction block without hitting their reserve price. 
And even though I had capital to put to work...

I still had to find deep discounts on properties if I had any chance at making a profit...

Looking back, those days before Novations were brutal.

Lots of bids lost. 

Countless hours spent at auctions and driving for dollars, only to come up short.

So much stress about where my next deal would come from.

Don't get me wrong, I did find deals that worked.

But finding motivated sellers willing to give discounts for 50 cents on the dollar is literally like finding a needle in a haystack.

And finding a buyer willing to risk time and money on that deal is another search for a needle in a haystack.

The constant battle for diamonds in the rough can make you want to quit at times...

But thankfully, I didn't...
That was 14 Years ago, And fast forward to today and it almost seems like a bad dream
I proved the idea of “following the traditional path” to be all wrong…

Instead of being stuck hunting for "ugly house" deals that take a lot of time, money, and energy to find...

I'm adding millions of dollars in profits per year to my business doing 100's of novation deals from leads I would have otherwise had to throw away...
